PROJECT FUTURE CAMPUS
Since then, the so-called „Pionierhaus“ provides office spaces with a campus atmosphere, flexible rental agreements and professional hosting services especially for startup-companies. There is a wide range of conference rooms available that can be booked also by external guests. The 49 small offices with 135 desks are supported by the hosting team of the Factory Campus and are already fully booked since the beginning of 2017. The Pionierhaus formed the incubator for the whole development of the industrial area on Erkrather Straße and is now starting point for the following building activities on Future Campus.
The Future Campus
With a total net area of 29.000 square metres, the Future Campus will be created within the next two years. During development, existing buildings will be restored and new ones will be built. Within the first stage of construction, the „Boulevard“ will be created. It is characterized by short-term rental modells and modularity and targets especially founders and startups for a maximum of flexibility. Office units can be combined quickly and adjust perfectly to organic growth processes of the tenants. A professional hosting team will ensure the organization and accommodation of the office units. The whole area will receive a campus atmosphere with open spaces for a creative environment.
The „Palmenhaus“ will be connected directly to the Boulevard and ensure the gastronomic supply for up to 1,700 employees at Factory Campus. Besides the lunch specials for companies and tenants, there will be evening gastronomy and catering services situated at the Palmenhaus. This will increase the value of the whole quarter in Duesseldorf-Lierenfeld.
The areal of Factory Campus has a size of 3,4 ha and is located between Erkrather and Lierenfelder Straße. This space allows startups to develop in cooperation with nearby industry and small and medium-sized enterprises.
In order to complete the demand of all target groups, large office spaces with longterm rental agreements will be created, which are attractive to bigger companies. The „Manufaktur & Kontor“-building provides office and commercial spaces between 200 and 800 square metres per unit. With Future Campus, the aim is to create a symbiosis for both groups, founders and established companies.

The operating company of this project is the Factory Campus GmbH & Co. KG with managing shareholder Marc Breddermann and the directors Stefan Schulz and Manfred Voß. Project investor is company EK401 GmbH & Co. KG with managing shareholder Marc Breddermann and director Manfred Voß. Marc Breddermann has a longtime experience in real estate of over 30 years in third generation.
In the past, the family Breddermann operated mainly in real estate projects concerning commercial property and retail parks in the regions of Gevelsberg and Hagen. After implementing several projects of residential purpose, Marc Breddermann founded the EK401 GmbH & Co. KG by mid-year 2016 and focused his activities on commercial and office property with flexible rental agreements. The approved network consisting of expert planners and building contractors guarantees an efficient and coordinated realization of this project.
